That’s how Dr. Greg Schaible, owner of On-Track Physiotherapy Clinic in Ann Arbor, MI, describes his experience working with Tom to find a new space for his clinic.

Greg was ready to purchase a larger, permanent space for On-Track, aiming to expand his clinic to include both personal training and rehab. Having previously worked with Tom to rent spaces, Greg knew that Tom’s expertise in the Ann Arbor area and commercial real estate was crucial for facilitating the purchase of a new clinic space.

During their initial meeting, Tom and Greg discussed the clinic's goals and Greg’s vision for expansion. With a clear understanding of what Greg wanted, Tom stayed in constant communication, arranging convenient times to view potential properties and walk through the locations. Throughout the process, Tom proactively prepared Greg for the various roadblocks that can arise in commercial real estate, ensuring he was well-informed.

Tom eventually found an ideal property: a building previously used as a gym on the south side of Ann Arbor. They began discussing Greg’s needs for the purchase agreement, both short and long term. Purchasing the existing gym equipment aligned perfectly with Greg’s goal of expanding the gym aspect of his clinic.

Bundling the gym equipment with the property turned into an unexpected challenge, but Tom was instrumental in executing this deal from start to finish. He coordinated the equipment evaluation process and helped determine how the equipment altered the property's overall value.

In the financing phase, Tom coordinated how to include the gym equipment in the loan. When challenges arose, he proposed several creative solutions. Eventually, Greg opted for an addendum to their agreement that involved personal seller financing for the equipment.

Tom’s hands-on approach and responsiveness were evident throughout the process. His local expertise enabled him to assist with the loan, communicate with Greg’s lender, introduce local contacts when necessary, and help with backend logistics like recommending a property inspector and insurance provider.

Greg appreciated Tom’s responsiveness and communication in locating a new space and facilitating the deal with the seller. As a result, Greg has successfully expanded On-Track Physical Therapy in the new space, complete with the equipment he purchased.
